listing agreement on your property.
Below are the steps I take to create a
successful sale. A “successful sale” is being
there on time (getting to the closing table on
your time schedule), with the fewest amount of
inconveniences (worry-free, smooth
transaction), and getting the most money the
market will allow.
Packaging the home for
profit: when the sign
goes in the front yard, it’s no longer a home,
but a product for sale and you only get one
chance to make a good first impression. It is
said that buyers buy with their eyes, they buy
emotionally. There are 5 key elements to
packaging your home for profit: neutralize,
unclutter, clean, repair and dynamize. Short
term this will create more excitement, more
showings and long-term this will create more
value for the property.
Determining the best
asking price: the best list price
results in the best sales price. It’s
important to avoid under-pricing and giving
the property away or overpricing and scaring
buyers away. If you over-price, you get what’s
called “market age.” With market age, you lose
the golden time, which is the first three
weeks when 80% of the showings occur. We
determine the best price through a market
analysis.
Market analysis:
The market analysis has 3 components. The
first component is homes that recently sold,
it tells us what people are actually willing
to pay for similar homes. The second component
is homes that are on the market right now,
your competition, what other buyers will be
looking at when they look at your home. And
finally, the 3rd element is homes that didn’t
sell. In our business we call them expireds.
It tells us what people are not willing to pay
for similar homes. It also tells us the
consequences of over pricing. The market
analysis will help determine the very best
asking price which results in the very highest
sales price.
Giving the property

will be marketed internationally through the

Statistics show that 86% of all buyers go to
the internet before buying a home. Your home
will also appear in local print media: The
Finger Lakes Times, The Real Estate Guide, The
Canandaigua Messenger and the Ithaca Journal.
Our office will “caravan” your property so
that each agent can see it and promote it to
his or her buyers. We will do a brochure for
buyers to look at so they don’t miss out on
any key features and we will do an Open House
if appropriate. Finally, we will send out
“Just Listed” postcards to your neighbors in
case they know of someone who might be a
potential buyer.
Multiple Listing
Service: We will prepare a detailed
profile sheet for your property which will
appear in the Multiple Listing Service. The
information will be submitted by the selected
date for the property to debut on the market
to achieve maximum impact. At this point all
the other agents will have access to the
information to share with their buyers.
Promotion to other
brokers: We will promote the
property to other Brokers and Sales Associates
in the area. The span of local brokers extends
from Syracuse to Rochester. If desire, we can
hold a brokers open house.
Direct marketing:
We will distribute promotional materials on
your property to key market areas to attract
potential buyers. We will also target
prospective buyers who would have the highest
and best use for your property.

generate activity
National and local
advertising: Our national and local
internet, print, radio, and TV advertising
will help attract the greatest number of
buyers to your property.

Working with
qualified serious buyers: All
offers must be accompanied with a pre-mortgage
approval by a certified lender. We require a
specific earnest money deposit as a condition
of the offer; this shows that the buyer is
serious.
Negotiations:
This is where the sale begins or ends.
Statistically only 1 out of every 21 offers is
accepted exactly the way it was offered, so
that means the other 20 have to be negotiated.
